A 13,000+ acre master-planned community zoned for Allen D. Nease and Ponte Vedra High Schools, with splash parks, pools, greenway trails, and a real town center. Most of my $400K–$800K buyers land here.

Historic, walkable, full of character — Victorian and Craftsman homes, grid streets, downtown minutes away. San Marco homes regularly sell past $500,000, and it was flagged alongside Riverside as the strongest-appreciating submarket in Q1 2026. Springfield has real momentum with the Emerald Trail project, and homes there move in about 45 days.

Limited inventory, so homes don’t sit long — and Springfield is still mid-revitalization, so condition varies block to block.
The oldest city in the country — cobblestone streets, coastal, plenty of tourist energy. Prices have softened recently, down about 5% over the last six months, which may make now a better window than it’s been in a while.

Jacksonville’s overall metro median is $315,000 and climbing about 4.2% a year — faster than the national average — with inventory loosening from its 2022 lows. Knowing which of these four communities fits your budget, your commute, and your timeline, and not just which one has the prettiest listing photos, is exactly what keeps a relocation from turning into an expensive guess.
